The 50 Best Small Towns in New Jersey — the full Top 50 ranking graphic

A small town, for this ranking, is a New Jersey municipality with fewer than 25,000 residents in the U.S. Census Bureau's American Community Survey (2024 5-year estimates) — 459 of the state's 564 municipalities qualify. Every qualifier was eligible; we scored a 115-town candidate pool on public schools (30%), safety (25%, banded from FBI/NJ State Police UCR offense data), household income and home values (25%, Census ACS), homeownership stability (10%, Census ACS), and a disclosed downtown-and-character judgment layer (10%). School scores reuse the same district-level logic as our New Jersey high schools ranking, including send/receive relationships — which is how Cranbury, whose students attend Princeton High School, earns the strongest school score on the list.

Then every name went through the existence gate: each entry is a real, incorporated New Jersey municipality, matched to its Census county-subdivision (GEOID) record, in the county printed next to it. The gate is why the labels are so precise — Chatham Borough and Chatham Township are separate municipalities and hold separate spots on this list (#11 and #21), and Boonton Township, whose students attend Mountain Lakes High, is not the Town of Boonton. The size gate cuts both ways: Princeton (30,756 residents) is too big to qualify, and the published composite does not reward postcard fame — beloved day-trip towns with mid-pack incomes and weaker regional high schools, including Lambertville, Frenchtown, and Cape May, score below the cut, while Summit's deep bench of train-station apartments pulls its homeownership score down to #32. Argue the placements all you want — every town here exists, is named correctly, and earned its spot on the same numbers.

How we rank

Ranked on schools, safety, income & home values (Census ACS), homeownership, and town character — 2026 composite.

Before any scoring, every candidate passes our existence gate: confirmed open, operating at the location listed, and showing recent activity. Anything closed, moved, or mislabeled is removed — no exceptions, no grandfathering. Weights and sources are published on our methodology page.

Notes & corrections

Places change — municipalities merge (rarely), districts reconfigure, and new Census estimates land every year. This list is re-verified against Census and state records before it is posted anywhere, and spot-checked on a rolling basis. If you spot a change we haven't caught, email [email protected] and we will correct the record publicly. If it's listed, it exists.
