The 50 Best Suburbs in America
A suburb, for this ranking, is an incorporated municipality — Census-recognized, keyed by GEOID or county-subdivision (MCD) record, never name-matched — that is a suburb of a top-50 U.S. metro area, with a population of 2,500 to 99,999 in the Census Bureau's ACS 2024 5-year estimates. Census-designated places and city neighborhoods are not eligible, no matter how famous, and any municipality whose key Census cells were suppressed was excluded, never estimated. We pooled 335 candidate suburbs across the top-50 metros, gated every one against that definition, and scored the 269 that passed on public schools (30%), safety (25%, banded from FBI UCR data), wealth — median household income and median home values from the Census ACS (20%) — homeownership (10%, Census ACS), and character (15%, a published-canon composite counted from named suburb authorities, read manually and never scraped). Two caps, both disclosed: no state may hold more than 4 of the 50 slots, and no metro more than 3.
Cherry Hills Village, Colorado takes No. 1, with Scarsdale, New York, Piedmont, California, Los Altos Hills, California, and Monte Sereno, California behind it — municipalities where top-tier public schools, near-zero-offense safety bands, and top-coded Census wealth numbers stack on the same composite. The gate is why some of America's most famous suburb names are missing entirely: Bethesda, McLean, Great Falls, and Potomac are census-designated places, not municipalities; La Jolla is a neighborhood of San Diego and Coconut Grove a neighborhood of Miami; Scottsdale, Bellevue, Cary, and Henderson are over the 99,999-person ceiling; New Canaan and Darien belong to the Bridgeport-Stamford metro, which is not a top-50 metro; and Chevy Chase Village, at 1,903 people, falls under the 2,500 floor a few miles from Chevy Chase town, which ranks No. 9. The caps do their own visible work — Orinda, California scored No. 12 in the uncapped model and is not on this list, because California already holds four slots. Twenty-two states and 26 metros are represented. Argue the placements all you want — every entry here is a real incorporated suburb, named correctly, inside the band, in a top-50 metro.
How this ranking was built — and what got cut
Eligibility was written before any scoring: an incorporated municipality (Census place GEOID; town, township, and New England municipalities by county-subdivision GEOID, because that is the Census record of the municipal government — the same convention our small-towns and beach-towns rankings used), a suburb of a top-50 U.S. metro area, with ACS 2024 5-year population of 2,500 to 99,999. Of 335 pooled candidates, 66 failed the gate and 269 were scored on the published composite: schools 30%, safety 25%, wealth 20%, homeownership 10%, character 15%, with wealth and homeownership as percentile bands across the scored pool rather than raw dollars, so Census margins of error do not manufacture fake precision. A suburb's presence in the published canon (Niche Best Suburbs in America, Money Best Places to Live, Livability, Forbes) feeds only the 15% character layer — the other 85% is schools, crime bands, and Census numbers.
The exclusions are the credibility of the list, so they are printed, not buried. Twenty pooled names were census-designated places, unincorporated communities, or city neighborhoods — Bethesda and Potomac, Maryland; McLean, Great Falls, and Short Pump, Virginia; The Woodlands, Texas; Bryn Mawr, Pennsylvania; Vinings and Druid Hills, Georgia; Alamo, Rancho Santa Fe, El Dorado Hills, and Granite Bay, California; Severna Park and Towson, Maryland; Manhasset, New York; Greenville, Delaware; Ponte Vedra Beach, Florida; and the neighborhoods La Jolla (San Diego) and Coconut Grove (Miami). Fifteen were over the population ceiling, including Scottsdale, Arizona (243,821), Henderson, Nevada, Bellevue, Washington, Cary, North Carolina, and Carmel, Indiana (101,651) — plus Georgetown, Texas, held out because the Census Bureau's current estimates vintage has already carried it past 106,000 even though its ACS 5-year average still reads inside the band. Twenty-one fell under the 2,500 floor, including Chevy Chase Village, Maryland (1,903), Hunting Valley, Ohio (839), and Huntleigh, Missouri (366). Nine otherwise-eligible municipalities failed the metro prong because their metros are not top-50: New Canaan, Darien, Greenwich, and Westport, Connecticut (Bridgeport-Stamford-Danbury), Westlake Village, California (Oxnard-Ventura), Bainbridge Island, Washington (Bremerton), Louisville, Colorado (Boulder), Hudson, Ohio (Akron), and Park City, Utah (its own micropolitan area). No candidate was excluded on a suppressed Census cell this cycle — the extract returned complete key cells for every keyed municipality — but the rule stands and is stated wherever the method is published.
The disclosed soft spots: the two caps removed 21 suburbs that scored in the uncapped top 50, all named in our method report — Orinda (No. 12 uncapped) and Saratoga (No. 13) are the sharpest cases, and the New York metro cap alone removed Ho-Ho-Kus, Garden City, and Millburn. Three published suburbs sit just above the population floor — Kenilworth, Illinois at 2,503 people, Franklin, Michigan at 2,554, and Chevy Chase, Maryland at 2,906 — and the ranking says so rather than rounding them into comfort. Belle Meade, Tennessee (No. 33) carries the lowest schools tier on the published list, a 68 for its zoned public high school, and lands where it lands because its safety band, wealth percentile, and 96.7% homeownership are arithmetic too. Atlanta, Portland, San Diego, and Baltimore place no suburb at all: their best scored candidates finished below the line, or — in Baltimore's case — their famous suburbs are county CDPs and the one incorporated candidate, Annapolis, is a state capital and county seat that this ranking does not call a suburb. And the bottom of the list is a band, not a photo finish — ranks 44 through 50 span 83.27 (Medina, Minnesota) to 80.26 (Carefree, Arizona), with the highest-scoring towns behind the line being the cap casualties named in the method report.

How we rank
Ranked on schools, safety (FBI UCR), income & home values and homeownership (Census ACS), and published-canon character — 2026 composite.
Before any scoring, every candidate passes our existence gate: confirmed open, operating at the location listed, and showing recent activity. Anything closed, moved, or mislabeled is removed — no exceptions, no grandfathering. Weights and sources are published on our methodology page.
Notes & corrections
Places change — municipalities incorporate, metros are redefined by the Census Bureau, and new Census estimates land every year. This list is re-verified against Census and state records before it is posted anywhere, and spot-checked on a rolling basis. If you spot a change we haven't caught, email [email protected] and we will correct the record publicly. If it's listed, it exists.
Frequently asked questions
What is the best suburb in America?
Cherry Hills Village, Colorado, ranks No. 1 with a composite of 93.48 — schools 94 (Cherry Creek High School), safety 96 (banded from FBI UCR municipal offense data), wealth 93.6 (a $250,001 top-coded median household income and a $2,000,001 top-coded median home value in the Census ACS 2024 5-year estimates), homeownership 96.6 (97.0% owner-occupied), and character 86 (a published-canon composite). Cherry Hills Village is an incorporated city of 6,354 people in the Denver-Aurora-Centennial metro. It leads a scored pool of 269 eligible suburbs, all ranked on the same published weights, with no state allowed more than 4 of the 50 slots and no metro more than 3.
What counts as a 'suburb' in this ranking?
An incorporated municipality — keyed by Census GEOID (place record; county-subdivision/MCD record for town and township municipalities, including all of New England and New Jersey) — that is a suburb of a top-50 U.S. metro area, with a population of 2,500 to 99,999 in the Census Bureau's ACS 2024 5-year estimates. Census-designated places and city neighborhoods are not eligible, and a municipality whose key Census cells are suppressed or missing is excluded rather than estimated. Of 335 pooled candidates, 269 passed the gate and were scored.
Why aren't Bethesda, McLean, or The Woodlands on the list?
Because there is no municipality to rank. All three are census-designated places — statistical geographies drawn by the Census Bureau, with no municipal government — and our eligibility rule, written before scoring, admits only incorporated municipalities. The same rule removes Great Falls and Potomac in the Washington metro, El Dorado Hills and Granite Bay in the Sacramento metro, Bryn Mawr outside Philadelphia, and Druid Hills and Vinings in Atlanta. It also removes two famous neighborhoods that are not places at all in the Census frame: La Jolla, a neighborhood of San Diego, and Coconut Grove, a neighborhood of Miami. Twenty pooled names failed on this prong in total.
Why are Orinda and Saratoga missing? They scored higher than most of this list.
The caps. No state may hold more than 4 of the 50 slots and no metro more than 3, applied after scoring in rank order. California's four slots went to Piedmont (No. 3), Los Altos Hills (No. 4), Monte Sereno (No. 5), and Hillsborough (No. 10) — so Orinda (No. 12 in the uncapped model, 90.97) and Saratoga (No. 13, 90.86) are out, along with Atherton, Los Altos, Danville, and San Marino. The New York metro cap removed Ho-Ho-Kus, Garden City, Lake Success, and Millburn the same way. Every cap casualty from the uncapped top 50 is named, with its score, in our method report; the caps are why 22 states and 26 metros are represented instead of five states and eight metros.
